Florida: Sometimes the best deal is the one you didn’t make…But, is now the time to buy? Part 2 of a series

In my post yesterday I was talking about Florida and whether or not now is the time to consider buying there now. To answer this question I turned to Bob Radigan with VIP Realty Group.

Following is part one of my E-View TM with Bob:

Q- Bob, please share with us your background and experience.bob-and-viv-radigan

A- I moved to Sanibel in 1979 and started a small ad studio/advertising office. My extensive national marketing background has helped me in Real estate promotions and advertising.
I’ve been in Real estate since 1994 and have extensive experience in island property, investment/vacation properties, second homes, motels, vacant land and luxury property. In southwest Florida I cover everywhere from cape Coral, Ft, Myers, The islands to Bonita and estero.
Many sales involve 1031 tax free exchanges…beach homes, condos and more. My wife and I have been consistant top producers and are often in the top in Florida sales.
Our experience and commitment to quality customer care sets us apart.

Q- What is your primary market?

A-Our primary market are the islands (Sanibel and Captiva) and we primarily focus on second home/vacation home/investment type properties.
Q- How is your market? How are sales?

Of course we have it all from Gulf front, bay front, canal, golf and sanctuary view properties. All of which play their own popular parts.

A- In our market we are finding single family homes are the most popular now as a result of high condo prices and increased condo fees partially a result of rising insurance costs.
Condos are slow in sales with prices at 2002 levels.
Deals are being made here now.
