Hello Guys & Gals, I have a trick up my sleeve that most of you have probably never even heard of. It’s called Subject2. This strategy isn’t a new secret, it’s been going on for as long as you can imagine.
This term is also commonly know as Sub2 and Subject-To.
What this means to you as an investor is, you can literally buy properties without qualifying for a new loan. You simply transfer ownership of the property and keep the sellers loan in place.
Now, chances are you’ve never heard of this in the mainstream circuit of gurus because it isn’t the sexy thing to do right now considering our current market conditions. The truth is, there are many, many properties that qualify for you to purchase using the existing mortgage that is already in place allowing you to own a home or an investment property with literally no money down!
Many investors feel they’re comfortable with navigating a HUD1 form. Next time you’re looking at one, check out lines 203 & 503 and tell me what you see. Chances are, you’ve seen this but never realized it or knew what it meant. I’m going to spend some quality time here on Shae’s blog going over this strategy in as great of detail as I can for you. I’d like for you to realize that there are other options for you to consider when looking to invest. I’m even going to show you how you can ‘wholesale’ a Subject2 deal and make it more profitable than your standard wholesale deal.

Nick really knows his stuff and I plan on learning his strategy and adding it to my arsenal in January (I’d do it now but as you know I’m laser focused for the rest of the year!). It will be a useful strategy both for wholesaling and buying rental properties (we have to buy 4 more next year you know!).
