		<description>I don&#039;t even think that it is a question that the more strict the land use controls, the less affordable housing there is available and the higher the land prices are.

The ironic flip side of this is that affordable housing promotes urban sprawl which is not green, a HUGE buzzword these days.  Green cities are tight, compact and very urban.  In other words green cities are high land price cities.  There is no other way around it.

It is one hell of a catch 22, and the current wave of green legislation is only going to advance the &#039;green&#039; cause, driving home prices up.</description>
