Iâve had a few people post comments and send me emails requesting more info on the Craigslist ads that we do to build our buyerâs list (and sell deals too of course!). Remember: even if you donât have your own deals under contract, if you partner up with a few active wholesalers, you can market their deals. Iâve found that the ones I work with rarely use Craigslist because they just donât take the time or have the time. Others may disagree, but I think you should always ask permission to market another wholesalers dealsâŚ.(see old post â my rant on phony wholesalers).
There are three key things we do with every ad:
- We hide the email address so that people donât email us
- We include a link to our squeeze page that requests their email address and then provides access to the deals
- We place the links in the âFor Sale By Ownerâ category for the appropriate county area (for us Broward, Miami, West Palm)
We have 4 different types of Craiglist ads, and each of them have a different effectiveness for us (but I havenât completed my 3-month analysis to determine if I will completely stop doing any of these types of ads). Examples below:
(1) TEXT AD: Property information on 1 or multiple properties at once (including property pics)

So far weâve found that the ads that have property info in them get a lot more attention than the generic ads. However, we do get some clickthrus on the generic ones, so Iâm going to keep using them for now until the numbers tell me to stop (each ad is costing me 35 cents to post through my VA).
